My clients don't hire me to simply find a loan. They hire me to develop the right financing strategy. A mortgage is usually the largest debt instrument in a person's life, and how it's structured — the documentation path, the amortization, the reserves, how this property fits the next purchase — matters for years after closing. I look at every file the way a CFO looks at a balance sheet: what does this financing need to accomplish, and what structure gets there at the best terms?
I work across the full range of programs: conventional, FHA, and VA loans, jumbo financing, and cash-out refinances. For self-employed borrowers and investors whose tax returns don't tell the whole story, I place bank statement loans, DSCR loans that qualify on a property's rental income rather than personal income, and other Non-QM and alternative documentation programs. These files aren't harder — they just require thoughtful analysis, logical underwriting, and strategic loan structuring instead of a one-size-fits-all checklist.
Where I go deepest is with real estate investors and developers: multifamily and apartment financing, construction and bridge loans, and the portfolio-building strategies that turn one property into several. If you're growing a rental portfolio or taking a project from lot to lease-up, you want a lender who understands the whole timeline, not just one transaction in it.
One closing I'll never forget: a young couple declined by multiple banks while trying to buy their first home. Their income wasn't the problem — it had been misunderstood, never evaluated in the full context of their financial picture. We reviewed everything, applied logical underwriting, structured the loan correctly, and closed in three weeks. When they got the keys, they were in tears. Every file is different and no outcome is guaranteed until underwriting is complete, but that day is why I do this: it was never about financing a house. It was about a family reaching a dream they'd been told was out of reach.
