Isabel Soria

I'm Isabel Soria, a bilingual loan officer at Lendwise Mortgage, NMLS #939891, with 21 years in the mortgage industry serving homebuyers, homeowners, and real estate investors throughout California — in English and in Spanish. What I enjoy most is helping people find a way to make homeownership work, even when their situation isn't perfectly straightforward. Every borrower has a different story. My job is to listen, understand the goal, and find the loan program that fits it.

I work across FHA, VA, conventional, and jumbo financing. For self-employed borrowers whose tax returns don't show their real earning power, I offer bank statement loans, which qualify you on your actual deposits instead of a W-2. For real estate investors, I offer DSCR loans, which qualify on the property's rental income rather than your personal income — no tax returns in the file at all.

What I'm most proud of is helping clients who had already been told they couldn't qualify. In 23 years I've worked through challenging income situations, credit histories, and difficult properties by looking beyond the obvious, finding the right program, and staying on the phone with everyone involved — agents, escrow, underwriting — until the loan crosses the finish line. Every file is different and no approval is final until underwriting is complete, but "no" from one lender is very often not the end of the story.

I serve borrowers throughout California, from first-time homebuyers purchasing their first condo to investors adding to a rental portfolio. California is a demanding market — high prices, competitive offers, county loan limits that change what's possible from one city to the next — and after two decades here, I know how to keep a loan moving in it.

Outside of work, family and community are everything to me, and that's exactly how I treat my clients: the way I would want my own family treated — with honesty, patience, clear communication, and a genuine commitment to seeing them succeed. Buying a home is one of the biggest decisions of your life. You should never feel rushed, confused, or like just another file.
