Jose Ramos

I’m Jose Ramos, a Senior Mortgage Banker at Lendwise Mortgage, NMLS #251607. I’ve worked in mortgage lending since 2007, and I’m licensed in Texas, where I help buyers and homeowners across the Dallas–Fort Worth area and the rest of the state. In 19 years I’ve helped families buy a first home, move up to the one they actually wanted, refinance out of a payment that stopped making sense, and buy investment property. The part I care about hasn’t changed: you should understand the loan you are signing before you sign it.

Most of my work falls into a few areas. Conventional, FHA, and VA financing for buyers who fit standard guidelines, including first-time buyers who want someone to explain what a down payment, a credit score, and mortgage insurance actually do to their monthly payment. Jumbo financing for Texas homes priced above the conforming loan limit. And a set of Non-QM programs for people who earn real money that a W-2 does not describe: bank statement loans, which qualify self-employed borrowers on 12 to 24 months of deposits instead of tax returns, and DSCR loans, which qualify a rental property on the rent it brings in rather than on the borrower’s personal income.

I also originate ITIN loans for borrowers who file taxes with an Individual Taxpayer Identification Number instead of a Social Security number. Those buyers are often turned away by lenders that simply do not offer the program. It is one of the reasons I still enjoy this work: a family that has been renting and filing taxes for a decade usually does have a path to ownership, and it takes someone who knows the program to find it.

How I work is straightforward. I would rather give you an honest answer up front than a fast one. That means looking at your income, your credit, and what you are actually trying to do before we talk about programs, telling you plainly when something will not work, and keeping you and your agent informed through underwriting instead of leaving you to wonder. Most of my business comes from repeat clients and referrals, which only happens if people feel the same way after closing as they did at application.

Outside of work, family is at the center of everything. I’m a husband and the father of four. When I’m not helping clients with financing, you will usually find me at a baseball game, at one of my daughters’ softball games, or at home with my family and our two cats and dog.
