- Equity and liquidity
- Purchase funds or retained equity, closing funds, documented reserves, and asset sourcing under current rules.
- Ownership and entity
- Vesting, entity documents, authorization, guarantees, and closing structure when the loan closes in an entity.
- Loan purpose
- A purchase, a rate-and-term refinance, and a cash-out refinance are separate reviews. Purpose can change leverage, seasoning, value treatment, and available prepayment terms.
- Transaction file
- Purchase contract or refinance history, title, insurance, appraisal, existing liens, and every product-specific condition.
