Rate assumptions

No verified saved pricing is available for this selection. Assumptions and numbers will appear together when a compatible example is available.

Credit, equity, property use, rental-income treatment, reserves, fees and program requirements affect your options. One point is 1% of the loan amount; zero points does not mean zero closing costs. Review the selected prepayment penalty’s calculation with your loan officer.

Your actual rate, APR, payment and costs may be higher. Subject to underwriting and credit approval. Not an approval, commitment to lend, formal Loan Estimate or rate lock.

THE NUMBERS BEHIND THE RATE

Compare the whole DSCR quote.

A lower rate is one part of the decision.
Keep the property and loan assumptions consistent.

Interest rate & APR
The rate measures borrowing interest. APR also reflects points and certain finance charges. Neither number is your total monthly property expense.
Points & closing costs
One point is 1% of the loan amount. The rate change depends on actual pricing. Zero points does not mean zero closing costs.
Payment & prepayment
Budget for taxes, insurance and other property expenses alongside principal and interest. Review how any early-payoff penalty is calculated.

THE CALIFORNIA PROPERTY PICTURE

A California purchase deserves a fresh tax estimate.

The seller’s current property-tax bill may reflect an assessed value established years ago. A change in ownership can trigger reassessment. Before comparing a rental’s income with its expenses, ask the county assessor how the proposed purchase may change the assessment and obtain an estimate for the property you are buying.

A supplemental assessment can create an additional bill outside the regular annual bill. The timing and amount depend on the ownership change and the county’s assessment. Ask your closing team which taxes appear in the closing figures and whether a later supplemental bill may still arrive; a monthly escrow estimate is not a guarantee that every bill is included.

For a refinance, distinguish a change in loan terms from a change in ownership. Adding or changing an entity on title is a separate question for the assessor and title team. Confirm the intended vesting, rental use and business purpose before assuming that the existing tax treatment or financing eligibility will continue.

UNDERSTANDING DSCR

will not live in.

Debt-service coverage ratio compares qualifying rental income with a program-defined property obligation. This path covers long-term, non-owner-occupied rentals for business purposes. Credit, equity, reserves and other requirements still apply.

  • The program defines the ratioRent evidence, payment components and minimum coverage depend on the selected program.
  • Purpose mattersA refinance or cash-out request also needs a qualifying business purpose and use of proceeds.

A FEW GOOD QUESTIONS

Before you
make your move.

Need help with a specific property?

Can I use the seller’s California property-tax bill in my rental budget?

Use it as a starting document, then investigate reassessment. A purchase can change the taxable value, and a supplemental assessment may produce another bill. Ask the county assessor and closing team for property-specific guidance before treating the seller’s amount as your future expense.

Does refinancing into an LLC leave the tax assessment unchanged?

Do not assume that it does. Changing financing and changing ownership are different events. Discuss the proposed transfer with the county assessor and title team, and ask your loan officer whether the selected program permits the intended borrower and vesting.

What is a DSCR loan?

DSCR financing evaluates qualifying rental income against a program-defined property obligation. This path is for long-term, non-owner-occupied rentals with a qualifying business purpose. Credit, equity, reserves, property type and other underwriting requirements still apply.

Is the rate on this page my rate?

The card shows a saved representative example with its actual date and assumptions. Your property, credit, equity, purpose and the selected program determine your personalized options. An example is not an offer, approval or rate lock.

What should I compare beyond the interest rate?

Keep the scenario consistent and compare APR, points, closing costs, principal and interest, and any prepayment penalty. Include taxes, insurance, HOA dues and operating costs in your own property budget. The lowest interest rate does not necessarily mean the lowest total cost over your holding period.

Can I refinance or access equity?

Rate-and-term and cash-out refinance are separate scenarios. Eligibility depends on the property, equity, existing financing, business purpose and selected program. Cash-out proceeds also need an eligible use; the purchase example does not establish refinance pricing.

Can I speak to a loan officer without completing a quote?

Yes. Choose the contact option to enter your contact details and confirm the property state and purpose in the private experience. You do not have to request pricing first.
